Eligibility is based on criteria such as local connection, not being financially connected to another home, and passing a financial assessment.
Most of our Own Home Cymru homes are Freehold. This means you own the land your home is built on, and maintenance responsibilities lie with you, the owner.
No. There is no rent or interest on the 30% share. This share is secured as a charge against the property.
A charge is a legal interest registered against your property, securing our 30% equity.
No deposit is required. We partner with selected lenders who facilitate lending for this scheme. You must pass their credit and criteria checks.
There is no time limit to redeem the 30% share. If you choose to buy it, you must provide a RICS-accredited valuation to determine the market value at the time of redemption. Any costs incurred are your responsibility.
The 30% is also due when you sell the property.
To sell, notify Own Home Cymru in writing. We will require a RICS-accredited valuation (at your cost) to determine the current market value and the 70/30 split. The 30% repayment is based on the market value at the time of sale.
Example based on an initial property value of £200,000:
| Resale at 5% increase in value | Resale at 5% decrease in value | Resale at the same value | |
| Property Value | £210,000 | £190,000 | £200,000 |
| Example Total Repayment | £63,000 | £57,000 | £60,000 |
For structural changes (e.g., extensions, loft conversions), you must notify Own Home Cymru and provide relevant permissions and quotes.
Cosmetic changes (e.g., painting, kitchen/bathroom updates) are considered general maintenance and do not require our approval.
